How we work
1. Introduction meeting
We meet with clients to establish their current situation, future vision and expectations which may include partnering, ownership and sale and leaseback issues. We explain our processes and discuss financial matters such as funding and disposal of existing premises.
2. Preliminary investigations
Incorporating our in-house team of development managers, planners and designers we prepare initial sketches and conduct commitment discussions with the PCT or LHB. This information sets parameters from which we evaluate suitable sites and solutions. We are then able to prepare an indicative financial appraisal on which to base early budget forecasting.
3. Feasibility assessment
Initial design work on a suitable site as agreed by our clients will include a detailed internal room layout to an approved accommodation schedule which will then enable us to prepare a full feasibility study for the proposed scheme. We are also able to work with the occupiers and the Trust to help build a business case for a scheme that looks at service provision and costs in the area.
4. Design and planning
In consultation with GPs, the PCT or LHB, other stakeholders and the local authorities, we finalise internal layouts, detail the externals and submit a planning application.
5. Construction
Using our experienced in-house project managers and architects, we provide high quality schemes which are delivered both on time and to budget and offer best value for money.
6. Experience
We directly employ experienced professionals, all highly dedicated and motivated to deliver a high quality service. The team, including architects, planning consultants, lawyers, structural engineers, project managers and designers are backed by surveyors and technicians and our clinical services team to assist in health planning where such help is required. By employing these key professionals, Ashley House retains greater control of projects from start to finish thus reducing costs, improving quality and accelerating delivery times.
