Innovative Solution to Inner City One Stop Shop

An example of Ashley House’s capability of working with a PCT to develop an innovative solution in a town centre regeneration environment.

Project situation: Provision of premises to accommodate; 2 GP Practices Falcon and Thornfield, Consortium of Local Pharmacists, Optician, various PCT services including a new Urgent Care facility

Project brief: AH were asked to re-house two forward thinking local GP practices who wanted to be at the Heart of the re-generation of the Shields Road area in Byker, Newcastle-upon-Tyne.

Project solution: Ashley House worked with the local Council to identify a suitable site. The PCT responded very positively to the opportunity and brought in the concept of including an Urgent Care centre to allow patients to be treated locally without attending A&E for all but the most serious of problems. A project team was then formed with all the occupants to develop the design for an integrated facility. The premises have been built to allow for flexibility in the building as health care delivery for patient needs change. The result is a hugely innovative facility, built-in a regeneration area that will serve the community for many years to come.

Points of interest: A very innovative funding package put together by Ashley House reflects the true public private partnership nature of the project. Within this structure the land and building is owned by the PCT and our AH Medical Properties company owning the long leasehold interest in 2 floors of the building, renting these to the GP practices and other occupiers. This structure allowed the project to proceed with the PCT able to access a mix of revenue funding and capital from the Strategic Health Authority provided to kick start the innovative scheme.
