Financial contribution creates safer Surgery development
Project situation: Occupied by GP’s and Chelmsford PCT
Project brief: In April 2003, Ashley House was selected as the practices preferred developer and commenced an extensive search for a suitable development site. Our search revealed a little used chapel on a piece of land owned by the local Diocese. It turned out that the table tennis club used the chapel as well, so our original suggestion to the Diocese was to devise a mixed development incorporating surgery, chapel and recreational hall.
Project solution: However, their ultimate decision was to retain half the land, and maximise its value by way of residential development. Ashley House therefore acquired a site sufficient for the proposed new surgery development and obtained the appropriate planning consent.
Points of interest: The site had methane contamination for which a full environmental impact assessment report had to be undertaken. Furthermore, a financial contribution was made towards the construction of a new pedestrian crossing to render the patients a safer journey to the surgery from the estate the other side of the Maldon Road.
